George Clarke's Bookshop and Cafe Project: Revitalizing Sunderland's Sunniside (2026)

A Washington architect’s plan to open a bookshop, cafe, and event space has won approval. TV architecture host George Clarke seeks to repurpose a Grade II listed building on High Street West, beside Sonny's and Pop Recs in Sunderland, into a cultural hub.

Sunderland City Council believes the project will attract footfall, enhance the area’s physical environment, and contribute meaningfully to the vibrancy and character of Sunniside.

The proposal describes Clarke’s love of books and restoration architecture, and notes the project would also give him more time to spend in Sunderland.

If planning permission is granted, the project, named Home of Books, is expected to open in 2026. The plan includes restoring the original shopfront, adjusting openings, reinstating Georgian-style joinery, remodeling a rear extension, installing new windows, and adding new internal staircases.

The council’s decision report states the development would significantly enrich the evolving cultural and creative neighborhood in Sunniside.

In addition to the bookshop, a small cafe and wine bar are planned, along with a new refuse and cycle store.

The upper floors would be converted into a four-bedroom apartment intended for Clarke and his family, while also being marketed as boutique accommodation for short stays.

Clarke describes the upper-space vision as a calm, well-designed base for his Sunderland visits, with the potential to host visiting writers, artists, and others who contribute to the city’s creative life.

“Sunderland is changing in brilliant ways, and I hope Home of Books can play a part in that—rooted in the city’s past, yet open to new stories, ideas, and the people who bring them to life,” Clarke said.
